These Terms of Service (“Terms”) are a legal agreement between you and Grubstake LLC (“Grubstake,” “we,” “us,” or “our”) governing your use of grubstakeoffersva.com (the “Site”) and your communications with us. Please read them carefully.

By accessing or using the Site, submitting a form, or communicating with us by phone, text, or email, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Site.
2. Use of the Site
You agree to use the Site only for lawful purposes and to provide accurate, current information. You may not attempt to disrupt the Site, access it through automated means without permission, or use it to infringe the rights of others. You must be at least 18 years old and legally able to enter into contracts to request an offer.
3. Offers & No Brokerage Relationship
Grubstake is a real estate investment company that buys property for its own account. Any offer we present is an offer to purchase your property; it is not an appraisal, a guarantee of value, or a promise to buy until a written purchase agreement is signed by both parties. We are not acting as your real estate agent, broker, attorney, or financial advisor, and nothing on the Site is a solicitation to list your property or professional advice. You are encouraged to seek independent legal, tax, or financial advice before selling. Requesting an offer places you under no obligation.
4. Messaging (SMS) Terms & Conditions
These messaging terms apply to the Grubstake LLC text-messaging program:
- Program description. By opting in, you agree to receive recurring calls and text messages from Grubstake LLC — including messages sent using automated technology — about buying your property, such as offer updates, scheduling, and follow-ups. Messages may be promotional and/or transactional.
- Consent. You opt in by providing your mobile number and checking the consent box on our form, or by otherwise giving us your number and agreeing to be contacted. Consent to receive marketing messages is not a condition of any purchase or sale.
- Message frequency. Message frequency varies depending on your interaction with us.
- Cost. Message and data rates may apply based on your carrier plan. We do not charge for the messages, but your carrier may.
- Opt-out. Reply STOP to any message to cancel. After you reply STOP, we will send one confirmation message and stop sending marketing texts to that number.
- Help. Reply HELP for help, or contact us at (757) 447-2155 or acquisitions@grubstakeoffersva.com.
- Carriers. Supported carriers may include AT&T, Verizon Wireless, T-Mobile, and others. Carriers are not liable for delayed or undelivered messages.
- Privacy. Mobile opt-in information is never sold or shared with third parties for their marketing. See our Privacy Policy.
5. Privacy
Your use of the Site and our communications is also governed by our Privacy Policy, which is incorporated into these Terms by reference.
6. Intellectual Property
The Site and its content — including text, graphics, logos, and the Grubstake name and marks — are owned by or licensed to Grubstake LLC and are protected by applicable law. You may not copy, reproduce, or distribute Site content without our prior written permission.
7. Disclaimers & Limitation of Liability
The Site is provided “as is” and “as available” without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement. To the fullest extent permitted by law, Grubstake LLC is not liable for any indirect, incidental, special, consequential, or punitive damages arising out of your use of the Site or our communications. Our total liability for any claim relating to the Site is limited to the greater of $100 or the amount you paid us to use the Site (which is typically $0).
These Terms are governed by the laws of the Commonwealth of Virginia, without regard to conflict-of-law principles. Any dispute will be resolved in the state or federal courts located in Virginia.
